A major rear extension and rare conservation-area loft approval

Harrington Road involved a substantial 8m-deep rear extension to an ornate detached house in Preston Park Conservation Area, alongside a successful hip-to-gable loft conversion.


The rear extension was conceived as two linked forms. The first was a brick element with a lantern roof and detailing designed to sit comfortably with the character of the host building. The larger garden-facing element was stepped down by two steps and used an angled slot roof-light along the rebuilt party wall boundary, helping to reduce its impact on the neighbouring property.


This careful handling of massing, light and boundary conditions was influential in achieving planning permission. We also secured consent for a hip-to-gable loft conversion, which, to our knowledge at the time, was the first such approval on a detached house in the conservation area for more than ten years.
