



Having been recommended by a previous client, I was appointed to work on a comprehensive refurbishment of a first-floor balcony flat within a Grade I listed building, with wide sea views across Brighton seafront.
Listed building consent was secured for the refurbishment of the open-plan living room and kitchen, including a new acoustic floor, underfloor heating and a handmade kitchen. The bedrooms and bathroom were located separately within the rear mews section of the building, connected to the main flat by a central link.
Before construction began, a fire caused by a faulty gas fire broke out in one of the bedrooms, destroying the upper two floors of the mews block. I worked quickly with the client, contractor and council to help make the roof safe, then developed a revised design and layout for the bedroom accommodation and secured the necessary listed building consent.
I was also able to challenge the loss adjuster’s valuation, helping the client obtain a significantly increased settlement for the repair and reinstatement works.
The completed bedroom block included a new roof, automatic triple-glazed roof-lights, acoustic wall panelling, insulated low-emissivity dry lining and in-wall water-fed heating panels. The result was not just a repair, but a major improvement in comfort, acoustic separation and thermal performance within a highly sensitive listed building context.
The ensuite was finished with marble mosaics, lucidato plaster, and a hand-made walnut vanity unit.
