





This personal development project transformed a three-bedroom 1950s terraced house into a seven-bedroom student HMO through a loft conversion, complete refurbishment and careful reworking of the internal layout.
A small front porch allowed the staircase to be repositioned, unlocking a much more efficient plan. The project also included a reading nook with a window halfway up the stairs, adding character and a playful moment within the circulation space.
As a result, all bedrooms exceeded the minimum room-size standards by around 30%, while the kitchen, living and dining spaces also exceeded the required standards. A generous area of rear decking extended the shared living space outside.
The project showed how much can be achieved through careful spatial planning rather than major enlargement. The finished house was robust, high-quality and deliberately bright in character, providing practical and generous accommodation for student use.
